What we see in Modbury

Modbury's a suburb I know well. Most of the work here is on solid brick homes built between the late 1950s and early 1980s — the kind with original galvanised steel gutters that haven't had much attention. When you get up on the roof near Ladywood Road or Perseverance Road, you'll often find those gutters have gone orange with rust along the back seam, and the outlets are packed solid with a slurry of gum leaves, bark strips, and granules off the old terracotta tiles. It's not glamorous, but it tells you a lot about how long it's been since anyone's been up there.

The mature gums and native plantings along the local streets are the main culprit. Unlike deciduous trees that dump their load in autumn and leave you alone, eucalypts shed leaves, bark, and seedpods throughout the year. That means gutters fill up faster than most homeowners expect — especially in the valley sections where the roofline changes direction. Those valleys trap debris and hold moisture, which accelerates rust on older galvanised systems and leads to pooling that backs up under the tiles.

The newer townhouse developments closer to the Modbury Triangle are a different story — quad or colorbond gutters in better shape, but still blocked. Lower-pitched roofs mean water doesn't shift the debris on its own, so it just sits there and rots down into a plug.

Winter fronts between April and August push leaf litter hard into any gutter that hasn't been cleared before the rain arrives. A blocked downpipe on a single-storey home here can overflow back against the fascia and soffit within one good storm. That's the kind of thing that catches homeowners off guard — they didn't know the downpipe was blocked until the water was running down the inside of the wall.
