What we see in Mawson Lakes

Most of what I see in Mawson Lakes is 2000s-era Colorbond — clean lines, internal box gutters on the townhouse rows along Goodmans Road and around the lake foreshore. Looks tidy from the street, but internal gutters are deceptive. They hold water in the base channel and you don't notice the buildup until it's already overflowing into the wall cavity. That's the thing that catches owners off guard here more than anywhere else I work.

The UniSA campus brings a lot of renters into the apartment blocks near the shopping centre, and body corporates often let gutter maintenance slide between tenancies. Box gutters on multi-storey apartments are a different job to a standard residential clean — the outlet screens block up fast and the sumps need clearing properly, not just a quick blow-over with a blower. If those outlets block during a winter front, you're looking at internal flooding.

The lake itself creates a microclimate. Humidity around the foreshore stays elevated compared to suburbs a few kilometres inland, and I regularly find mould growth inside the gutter profile on properties that face the water. It eats the sealant at the end caps and mitre joints well before you'd expect on a house the same age in, say, Salisbury or Parafield Gardens. Even systems still under manufacturer warranty can have joint failures driven by biological growth — that's not covered.

The newer homes here don't have the leaf load you'd see in somewhere like Belair or Aldgate, but Eucalyptus still sheds bark and seed pods year-round, and they wash into outlets fast on a pitched roof. A clean once a year before the May-June storm fronts is about the minimum sensible schedule for most properties here.
