Elizabeth's a suburb where you pull up and you can already read the history of the house before you've touched a ladder. A lot of these homes were built in the 1950s and '60s as part of the Housing Trust estates, and the gutters on plenty of them are still the original galvanised steel — some of it holding on, some of it well past done. When galvanised steel isn't maintained regularly, it rusts from the inside out. You don't always see it from the ground, but once you're up there you'll find sections where the metal's paper thin or seams have opened up.

The infill development that's gone in around Elizabeth City Centre over the last decade or two means you've got newer Colorbond systems sitting next door to the old stuff. Both need attention, just for different reasons. The newer homes collect debris just as readily — the established gums and she-oaks through the older streets shed year-round, not just in autumn, so gutters are always working against something.

What catches homeowners off guard out here is the volume of debris relative to how unassuming the trees look. Smaller eucalypts along the street nature strips still drop enough bark and leaf matter to block a downpipe in one heavy rain event. And when those downpipes block and water backs up behind a rusted seam on a 1960s gutter, you've got a problem that goes well beyond the gutter itself — fascia boards, ceiling linings, the works.

On these older homes we also look carefully at how the gutters are pitched. Sixty or seventy years of movement, settlement, and spot repairs means the fall toward the downpipe can be off. Water pooling in low spots accelerates rust on galvanised steel considerably. It's one of those things you only catch when someone actually gets eyes on it.
