When I pull up to a job in Grange, the first thing I'm checking is what the gutters are actually made of. Debris-wise, Grange is messier than people assume. It's not a big tree suburb, but the Norfolk Pines along the foreshore drop needles and cones, and seabirds — gulls mostly — nest on rooflines and leave behind nesting material, feathers, and droppings that compact into a paste when it rains. That stuff blocks downpipes quickly. During the winter fronts coming off the Southern Ocean, any blockage turns into a water-over-the-edge situation fast.

What catches homeowners off guard here is the pace of deterioration. Somewhere inland you might get away with cleaning gutters every couple of years. In Grange, that's not realistic — especially on a heritage cottage where the gutters are already compromised and one bad storm season can push a repair job into a full replacement.
